The location makes this project unique. Only 15 min. by car from the airport and 20 min. from Varna (cultural, tourist and commercial hotspot) and the Black Sea but still overlooking a beautiful lake and surrounded by beautiful nature.
1. Resort Odessos
Resort Odessos comprises of 136.600 m2 with approximately 200 detached houses.

2. Domaine Odessos
Domaine Odessos comprises of 121.200 m2 with approximately 110 detached houses. Most of the houses will have their own vineyard that will be part of a big vineyard; therefore the owners of the houses do not have to worry about the maintenance and the production of the wine themselves. They will be entitled to a percentage of the wine production of the vineyard. We think that having a house with its own vineyard and wine will be quite appealing to Western Europeans and Americans. The houses are bigger than the ones in Resort Odessos.

3. Mansion
The Mansion will be the "Face" of Odessos. Stretching along the road, it will be the first thing that visitors will see.
The next picture gives an impression of how it might look like.

4. Winery and Vineyard Odessos
The winery, for producing high quality (most probably white) wines will lay at the road leading to the Amphitheatre and Thermae. The winery will be situated on a plot of 2.400 m2
The size of the vineyard will be 59.200 m2. The terroir of the vineyard where the vines will be planted is specific with sea influence, and high potential. The temperature and rain data provide excellent condition to grow high quality grapes and to develop top quality terroir wines, as well new world wines. Based on the results of soil sample investigations the type of grape and rootstocks should be made. A vineyard of this size can contain 21.500 vines and can produce up to 18.000 bottles high quality wine per year. We should not forget that the first wine (25% of the capacity) can be produced 5 years after planting the vines (50% after 6 and 100% after 7 years). The conditions are suitable for production of organic and biodynamic wine.
A part of the vineyard will belong to the houses of Domaine Odessos. The intention is to attract wine loving foreigners to invest in a house including their own part of the vineyard in Domaine Odessos.
The Mansion and the Winery will become a Wine Centre. It will contain a wine museum, showing how wine is made and consumed, starting from 15 A.D. until today. One should not forget that Bulgaria has an ancient tradition in producing high quality wine since Tracian time (V-IV B.C.). At that time Greek aristocracy was dreaming Tracian wine, which was described in Odyssey of Homer:"The wine Tracian urges me on, the bewitching wine, which sets even a wise man to singing and to laughing gently and rouses him up to dance and brings forth words which were better unspoken." Visitors should be able to learn everything about wine and maybe even to participate in the wine production themselves.
5. Replica of the Plovdiv Amphitheatre and the Varna Roman Thermae incl. swimming pool
A major attraction will be the replica of the Plovdiv Amphitheatre and the Varna Roman Thermae. The Amphitheatre together with the Roman Thermae and swimming pool will be situated on a plot of 23.800 m2. In order to have a nice view at the lake from as many houses as possible the terrain must be reshaped. This results in a very steep slope at the east side of Resort Odessos close to the lake. The slope can be used to build the Amphitheatre as this is the ideal place for it. The amphitheatre will function as a: major attraction (also for other tourists), theatre for plays and/or musicals (to be discussed with the cultural society of Varna) and a place for the future entertainment team of Residence Odessos.

The same applies for the Varna Roman Thermae. In Varna there are two of them. The most famous ones are very big (more than 7000 m2) but for Residence Odessos we will make a replica of the smaller Thermae (600 m2) and they can be used for a Spa centre and/or shop(s) and/or restaurant. In Varna the smaller Thermae are situated on a similar slope overlooking the harbour of Varna. The swimming pool will be next to the Roman Thermae.

6. Boulevard along the lake
Along the lake there will be a boulevard of apr. 15-20 m wide (15.600 m2). The east side will have space for a small terrace and/or restaurant.
7. Tennis courts
At the West side of Resort Odessos there will be 3 tennis courts with a total area of 2.500 m2
8. Golf Course
Having a Golf Course would certainly attract a lot of people. In theory it is possible to increase the area of Residence Odessos to facilitate a 9 (30 ha required) or 18 (50 ha required) holes Golf Course. The terrain in the North West corner of Residence Odessos is suitable for such a Golf Course (although it needs a lot of work to make a Golf Course out of it).

9. Lake
The lake (85.000 m2) is an important visual element in Residence Odessos. It can also be used for fishing and floating around. In order to use the lake for swimming, it has to be cleaned first. It is possible to obtain a concession on the lake. So far no action has been taken in this direction.
